Joseph Bernhard , Director of Property Operations

Joseph M. Bernhard is the Director of Operations for InveServe, Inc., with overall responsibility for asset and property management services provided to its clients over a diversified multi-family, commercial office and retail portfolio throughout Southern California.

Management assignments over his 30 year commercial real estate career have afforded Mr. Bernhard broad diversification and experience with an accumulated total of more than 30 million square feet of office, industrial, retail and multi-family properties, including corporate facilities management.  Clients served have included banking institutions such as Bank of America, Chase, Citicorp, Cal Fed and Washington Mutual; insurance companies such as The Guardian, MetLife, New York Life, New England Life, The Prudential and Aetna; portfolio managers such as American Realty Advisors, Dividend Capital Trust, JP Morgan, Copley, GE Capital, UBS Realty Investors and Great Point Investors; and international real estate investors such as Nippon Landic (Japan) and Hon Kwok Land Investment (China).

For the past 17 years, Mr. Bernhard served as a regional manager and director of real estate services, responsible for the marketing and management efforts of leasing, construction and property managers for office, industrial, retail and multi-family properties throughout Southern California.  His responsibilities included regional portfolio oversight; acquisition due diligence and market underwriting; personnel recruitment, selection, training and supervision; selection and supervision of broker listing agreements; budget development and financial analysis; development and coordination of capital retrofits and tenant improvements.

Mr. Bernhard began his career in 1976 with nationally recognized PM Realty Group (formerly Property Management Systems, Inc.) in the San Francisco East Bay Area. During his eighteen years of service to clients in its Northern and Southern California operating divisions, Mr. Bernhard was instrumental in the growth and diversification of the PM Realty Group West Coast portfolio of clients, properties, personnel and services.  As Orange County Regional Manager in 1990, Mr. Bernhard initiated PM Realty Group management services in San Diego with downtown and suburban hi-rise office projects while coordinating the retrofit and re-tenanting of another hi-rise in the Los Angeles South Bay area and providing oversight of multi-family management services in downtown Los Angeles and Phoenix, Arizona.

Mr. Bernhard was recruited to join the SARES Regis Group as its Southern California Regional Vice President for Commercial Property Services in 1994, where he served for seven years. In 2001, he joined PRES Property/Asset Management as its Vice President with overall responsibility for operations and services provided to its clients over a multi-million square foot portfolio of commercial real estate across the United States.

Mr. Bernhard has served as a Receiver of the Superior Court for a variety of real estate, including commercial office, industrial, retail and multi-family residential units, within the five Southern California counties of Ventura, Los Angeles, Orange, Riverside and San Diego.
